All properties on Housemates are verified to keep you safe and give you peace of mind. When you book any property on Housemates, you will need to make a payment either through us or directly to the accommodation provider, depending on which property you are booking.
When you book an Instant Book property with Housemates, you pay a reservation payment to book the property. You will then enter a 14-day cooling-off period, where you can cancel for free and get a full refund if you change your mind. Once you complete the cooling-off period, we’ll pass your reservation payment on to the accommodation provider.
They may use this as a security deposit, in which case, provided there are no damages to the property or unpaid rent payments, this money will be returned to you once you’ve moved out. Some accommodation providers do not require a security deposit, in which case the reservation payment will be deducted from your first rent payment.
Request to book
When you book a "request to book" property, you do not need to make a payment on Housemates. Instead, you will be required to make a payment directly to the accommodation provider at a later stage once we've confirmed there is availability at the property. We'll let you know when you need to make your payment.
This applies to bookings with The Student Housing Company, Uninest Student Residences and Nido Student.
The accommodation provider's website may refer to this payment as a "security deposit", in which case, provided there are no damages to the property or unpaid rent payments, this money will be returned to you once you’ve moved out. Alternatively, some accommodation providers do not require a security deposit, in which case this may be referred to as an "advance rent payment", which will be deducted from your first rent payment.
With our "request to book" properties, you also have the option to pay your rent in one payment before you move in.
